What To Do When Your Roof Starts Leaking

Finding water coming through the ceiling is never something you want to deal with, especially during heavy rain. The important thing is not to panic or rush onto the roof. A leak that looks dramatic from inside can sometimes be caused by a fairly localised roofing fault, while a small stain can be the first sign of a problem that has been developing for some time.

The safest approach is to limit the damage inside the property, make a few useful observations and arrange for the roof to be inspected properly.

Start By Protecting The Inside Of The Property

If water is actively dripping through a ceiling, place a bucket or suitable container underneath it and move furniture, electronics and anything else that could be damaged. Towels or protective sheets can help with splashes around the area.

Be particularly careful if water is close to light fittings, sockets or other electrical equipment. Do not touch wet electrical fittings. If you have concerns about electrics being affected, treat that as a safety issue and seek appropriate help.

It can also be useful to take a few photographs of the affected area. This gives you a record of where the water appeared and may help when the roof is inspected later.

Do Not Climb Onto A Wet Roof

It is tempting to look for the problem yourself, but a wet or storm-damaged roof is not the place to investigate without the right equipment and experience. Tiles, slates and flat roof surfaces can all become slippery, and damaged sections may not be as secure as they look from ground level.

If you can safely see the roof from the ground, note anything obvious such as a slipped tile, missing ridge tile or visible damage after strong winds. There is no need to put yourself at risk trying to get closer.

The Leak May Not Be Directly Above The Damp Patch

One of the frustrating things about roof leaks is that water does not always travel straight down. It can enter through a damaged tile, failed flashing or another weak point, then run along timbers or roofing felt before appearing somewhere else inside the property.

That is why simply treating the visible damp patch from inside rarely solves the underlying roofing problem. A proper inspection needs to find where water is getting through the external roof covering.

Common Causes Of Roof Leaks

There are plenty of possible causes, but some turn up more often than others. Slipped or cracked tiles can expose the roof beneath, while damaged lead flashing can allow water into the joints around chimneys, walls and roof sections. Ridge and verge damage can also leave exposed areas vulnerable during bad weather.

On older roofs, worn materials may be responsible rather than one obvious break. Flat roofs can develop splits, cracks, failed joints or areas where water is sitting instead of draining properly.

Bastion Roofing carries out roof repairs across Huddersfield and West Yorkshire, with the aim of finding the actual cause before recommending what needs doing.

What If The Leak Starts During Heavy Rain?

If the weather is poor, the immediate priority is keeping the property safe and limiting further water ingress. Depending on the fault and conditions, it may not always be sensible or possible to complete a permanent external repair straight away.

An urgent inspection can establish what has happened and whether temporary weatherproofing is appropriate before the full repair is completed. For sudden leaks, missing tiles or storm damage, Bastion Roofing also provides emergency roof repairs in Huddersfield and surrounding areas.

Check The Loft If It Is Safe To Do So

If you have straightforward, safe access to the loft, you may be able to see signs of water on timbers, insulation or the underside of the roof. This can be useful information, but remember that the point where water is visible inside may not be the point where it entered the roof.

Avoid disturbing wet insulation or attempting makeshift repairs from inside. The external cause still needs to be dealt with.

Do Small Roof Leaks Need Repairing Straight Away?

It is worth dealing with a leak sooner rather than later. Water getting into the roof space can affect insulation, ceilings, plasterwork and timber if it continues. A problem that begins with one slipped tile or a small section of failed flashing can become more disruptive if it is left through repeated periods of rain.

That does not automatically mean a large roofing job is required. In many cases a local repair is enough once the source of the leak has been identified.

Arrange An Inspection Rather Than Guessing

The most useful thing a roofer can do is establish why the roof is leaking before deciding on the repair. Jim takes a repair-first approach wherever practical, so the recommendation should be based on the condition of the roof rather than assuming replacement is needed.

If your roof has started leaking, contact Bastion Roofing with your postcode and a brief description of what you have noticed. Photos can also be useful if you have them.
